Implementing and improving condition monitoring program in public service buildings

We have built a condition monitoring team from scratch here in Bibliotheca Alexandrina, and our job was not easy, from convincing the management, searching the web, a selecting the proper instruments, self-learning, implementation of the new technology, conflicting with old school maintenance and improving the measurement plan schedule each year. Our program based on group of hand-held devices, which cover most of condition monitoring techniques (vibration, power quality, thermography, laser alignment (pulleys and shafts), fans and rotors field balancing, air balancing). We have a big number of belt driven machines, which include cooling towers and AHU’s, chillers, pumps, etc.) As the Bibliotheca building is artificially air-conditioned and it needs its components reliable all the time. We have faced many challenges in the way to implement the PDM program, which includes getting support from management, maintain the integrity of equipment’s and the measuring instruments, maximizing the efficiency of the program with minimal staff and simplifying the process of reporting. Our approach was improving the plan regularly with the new updates with solving the emerging problems from the previous plan and proposing solutions, which we have implemented in the new cycle plan. The results was encouraging and the latest plan implementation solved a great number of problems and achieved the goal of maximizing the efficiency of the program with minimal staff and efforts.

Conclusion: we need to share our experience of maintaining a good predictive maintenance program especially in huge public service buildings like Bibliotheca Alexandrina and benefit from other running programs to improve what we have.

Bio

Eslam began working in reliability engineering in the 2008’s. He received his bachelor’s degree in Nuclear Engineering from the University of Alexandria at Egypt in 2003. He joined EGYPTIAN European Company as a electro mechanical on October 1, 2003, Free zone Egypt, where he served in Reliability and Maintenance roles for 2 years. He joined Hamza associates in 2005 as electro mechanical engineer and then joined engineering team in bibliotheca Alexandrina at June 2006. His responsibilities as head of reliability to predictive section in implementing predictive maintenance program to transfer the maintenance philosophy of bibliotheca from preventive to predictive maintenance. They have made a very good improvement in the reliability of the equipment as well as supervising and mentoring reliability trainees. They have managed to implement multiple techniques in the program which include vibration, power quality, thermography, laser alignment, balancing and HVHA test & balance.
